Sprinkler Controller Trouble Shooting

Having Installed Several Thousand Sprinkler Systems over the past several years, here are the most common mistakes made by homeowners who are not comfortable with their Sprinkler Controller.

Most Sprinkler Controllers have a knob or a digital touch screen.  Either way, the basic functions are the same.

1.  Sometimes some brands of Sprinkler Controllers won’t work because the ” Time and Date,” have not been set correctly.  If you select time/date and the screen is blank with no time or date then you have a problem.

*******************************************************************************************************************************

2.  The most common reason that a Sprinkler Controller won’t work is because the breaker has been tripped for the electrical plug that the controller is plugged into.  People assume that because the LED screen on the controller has power that the controller is receiving power.  THIS IS NOT THE CASE!!!!!!!!!!!!!!!!  ALL CONTROLLERS HAVE BACKUP BATTERIES IN THEM TO MAINTAIN THE CONTROLLERS PROGRAMMING IF YOUR ELECTRICITY GOES OFF.  THE BREAKER CAN BE TRIPPED TO THE ELECTRICAL OUTLET AND THE DIGITAL DISPLAY WILL STILL RUN OFF THE BATTERY MAKING IT LOOK LIKE IT HAS POWER WHEN IT DOES NOT.

TEST YOUR OUTLET BY CHECKING YOUR BREAKERS OR PLUGGING SOMETHING INTO THE SOCKET SUCH AS A LIGHT OR A POWER TOOL.

********************************************************************************************************************************

Another very common mistake is that people confuse “Start Times,” with “Run Times” on the controller.

A Run Time is how long you program each Sprinkler Zone to run.

(Zone 1  5 minutes, Zone 2 8 minutes, Zone 3 25 minutes and so on.)  You program how long you want each Sprinkler Zone to run.

A Start Time is a time that you set on the controller to start zone one running.  All other zones automatically follow zone one in order lowest to highest.  Zone 2 knows to always follow zone 1 when it is done.  Zone 3 knows to follow Zone 2 and so on.  Let me repeat this.  Start Times are only for zone 1.  Again, a “Start Time,” is a time that you would like your Sprinkler System to come and run through all the zones.

Sprinkler Controllers have the ability to run more than one start time.  This is to allow your entire Sprinkler System to run more than once in a 24 hour period.  You can have a Start Time of 1 PM.  Zone 1 comes on and runs until its programmed time elapses.  Zone 2 automatically comes on next and runs.  Then zone 3 and so on.  You might have a 2nd Start Time several hours later to start and run your entire system again.  (2nd start time at 8 PM)  The Sprinkler System has had plenty of time to run through all the zones when it started at 1 PM.  At 8 PM the controller turns zone 1 on again and all the zones run their programmed amount of time.  THE MISTAKE PEOPLE MAKE IS THINKING THAT YOU MUST PROGRAM A START TIME FOR EACH ZONE. ( YOU CAN NOT PROGRAM A START TIME FOR ZONE 2,3,4 etc.)  This is also apparent by the fact that most Sprinkler Controllers have a limit of 4 start times but can run more zones than 4.  Most Sprinkler Controllers can run 10 zones or more.

What causes a big problem is a when person programs a Start Time at 1Pm.  Thinking incorrectly that they need to program a Start Time for zone 2.  They enter a second Start Time for 1:15pm, and a third start time for zone 3 at 1:30 PM.  So here is what happens.  Say each zone is programmed to run for 10 minutes each.(Run Time)  Zone 1 comes on and runs at 1 PM.  At 1:10 PM Zone 1 stops and zone 2 comes on.  At 1:15 PM the second start time kicks in and tries to turn on zone 1 again while zone 2 has only been running for five minutes and the other subsequent zones have not run at all.  This is called an “Overlapping Start Time.”  With an Overlapping Start Time, Different brands of controllers do different things.  They are all bad regardless.  Some will run zone one over and over and over causing a flood.  Others will not run at all.

Most people only use or need one Start Time.

********************************************************************************************************************************

The “Water Budget Feature,” found on most controllers can cause problems with your Sprinkler Run Times.  Water Budget is a quick way to quickly change all your Run Times for all your zones at once.  Example  —  Out of the box, your new Sprinkler Controller will be set to 100%.  If you program zone 1 to run 10 minutes and zone 2 to run 15 minutes then if your water budget is 100% then that is exactly what they will run.  If you change your water budget from 100% to 200% now zone 1 will run 20 minutes and zone 2 will run 30 minutes and any other zone’s run time will run double of what it was programmed at 100%.  This is a great feature until you accidently change your water budget to 900% and don’t realize it.  (or 5%)

IF YOUR RUN TIMES ARE RUNNING MORE OR LESS THAN WHAT YOU PROGRAMMED THEM FOR THEN CHECK THE WATER BUDGET.

********************************************************************************************************************************

Some of the older digital Sprinkler Controllers have an “Enter” button.  Any programming you do must be followed by hitting the Enter Button.  If you don’t hit it then programming that you think you keyed in is lost.  This is why the newer controllers don’t have an Enter Button.

CMG Sprinklers and Drains —  Recently due to very cold weather, many people with Sprinkler Systems in the Oklahoma City area had Sprinkler Pipes freeze and bust.  In Norman, we fixed broken Sprinkler Valves that had frozen because they had been installed incorrectly.  The Sprinkler System Company that installed them didn’t know what they were doing.  There was no Master Valve installed in the Sprinkler System.  As a result, The Sprinkler Pipe between the water meter and the Sprinkler Valves stayed pressurized all the time.  This is bad during a cold snap in Oklahoma.  If a Master Valve and In-Line Pipe Drains had been installed originally, there would be no broken pipes when it got too cold.    The Sprinkler Pipes would drain automatically.

CMG always installs a Master Sprinkler Valve on every new Sprinkler System that we install.  If you are thinking about having a Sprinkler System installed,  always ask if a “MASTER VALVE ” will be part of the Sprinkler System.  If the Sprinkler Company says “NO” then ask why.  Any answer to convince you that it isn’t necessary is pure BS.

If they don’t know what a Master Valve is, Then RUNNNNNNNNNNNNNNNNNN!

Unfortunately, poor  or cheap Sprinkler System Installation is common.  CMG provides expert Sprinkler Repair within 50 Miles of Oklahoma City in all directions.

Today was a good day!  The folks with CMG installed a Channel Drain in Norman Channel Drains are a big part of our business.  It takes a lot of attention to detail.  Channel Drain installation takes several specific steps.  It is a slow process that takes confidence and experience.  I was able to train a couple of our guys on the complete process.  They learned a lot but are nowhere near ready to solo yet.

Here is a picture of the channel drain.  The customer had standing water in the middle of their sidewalk up against their front step.  It built up every time it rained or the sprinkler systemran.

Cutting the concrete must be precise.  Installing the concrete is the last step.

Hopefully 2012 wont be as hot as 2011.  Record heat for Central Oklahoma caused the death of trees, shrubs, and grass all over the state.  A new Lawn Irrigation Systeminstalled by CMG  can help solve these problems.  Sprinkler Systems water much faster and more efficiently than dragging hoses around all day to water your yard.

Our Sprinkler Systems areSelf-Draing.   The Sprinkler Pipes Drain underground when the Irrigation System is turned off.   Nothing needs to be done to prepare your Irrigation System for winter except turn it off.  There is no water left in the Sprinkler Pipes to Freeze.

Just like a home or a car, a Sprinkler System requires repair or adjustment from time to time.  We at CMG, take great pride in the Sprinkler Repair Services that we provide.  In almost 18 years of service, CMG has solved virtually every Sprinkler Repair Problempossible.  We solve Sprinkler Repair Problemsthat other companies can’t handle.  If you live in Oklahoma City and have Broken Sprinkler Heads, or if you live in Norman and have Leaking Sprinkler Valves, or if you live in Edmond and your Sprinkler Controller quit working, give us a call or send us an e-mail. 405 – 226-0629 cmgsprinklers@hotmail.com

For Central Oklahoma Residents who already have a Sprinkler System, I recommend a RAIN/FREEZE SENSOR.  This is a great way to ensure that the sprinkler systemgets turned off when there is no one available to turn it off.  If you are away on vacation for example, the RAIN/FREEZE SENSOR will turn off the sprinkler system after a heavy thunderstorm when it is too wet to water.  The RAIN/FREEZE SENSOR will turn the sprinkler system back on when it is dry enough to water again.  It will do the same thing for your sprinkler systemit gets too cold or starts to snow.

The title of this blog is, ” French Drains, Sprinkler Repair, Sprinkler Installation.”

Storm Water Runoff causes all kinds of problem.  Standing water deteriorates concrete in driveways, sidewalks and foundations.   Many homes require a drainage system to move water away from their home.  CMG can help.  We can quickly diagnose the problem and design a drainage system to fit your specific needs.  We incorporate several types of drains into our systems.  This enables us to address all types of drainage problems.  CMG utilizes: French Drains, Surface Drains, Channel Drains and Sump Pumps just to name a few.

Just what is a “French Drain?”  Many times people incorrectly use the phrase, “French Drain,”  to apply to many different types of Drains that could be used in a Drainage System.  The term is widely used and many times incorrectly connected to “Surface Drains,” or “Channel Drains.”

A Surface Drain has a grate that sits on top of a basin.  The basin is underground.  A Drain Pipe is connected underground to an outlet on the Drain BasinStorm-Water Drains through the grate into the Drain Basin.  Once in the Drain Basin, water travels out of the basin through a Drain Pipe.  The Storm-Water continues downhill in an underground Drain Pipe to an exit point.

THIS IS NOT A FRENCH DRAIN!

A Surface Drain may come in many different shapes or sizes.  The Drain Grate may be round or square.  Here is a picture of a common Surface Drain.

A Channel Drain is a type of Surface Drain and many times is installed in concrete across sidewalks or driveways.

A French Drain is completely different from a Surface Drain.  A basic French Drain consists of a Perforated Drain Pipe in the bottom of a trench.  The Drain Pipe should have a neoprene sock around the Perforated Drain Pipe.   This is to ensure that the Drain Pipe does not become clogged.

The dirt that was taken out to make the trench is hauled away.  It is replaced by some type of small stone or gravel depending on what is desired or available.  I prefer crushed 1 inch lime stone.  It is the most economical option in my area.  Pea Gravel or some other type of small stone can work just as well.    The lime-stone or gravel is placed in the trench on top of the perforated Drain Pipe and filled all the way to the surface (ground level).   In some cases where the French Drain needs to be deep or is being placed in sandy soil, a special trench liner must be placed in the trench before the perforated Drain Pipe or the Gravel are installed.  This helps maintain the integrity of the trench over time.  It also increases the cost of the French Drain and the amount of time to install it.  I install a trench liner in a French Drain about 20% of the time.  Most of the time a liner in not needed.

French Drain March 2011
A French Drain is designed to handle a large volume of water and cover a large area. The Drain is anyplace the trench goes. It has many applications and can be used in many situations.  It can be installed by itself or incorporated into a Drainage System with Surface Drains or Gutter Down-Spouts connected to it.
The main downfall of a French Drain is that they, for the most part aren’t very pretty.  They don’t look very nice in a yard once they are completed.
Depending on the area the French Drain is installed and the type of grass around the French Drain, will dictate whether grass grows over the lime stone.  Grass can grow up and through the gravel in the French Drain over time eventually covering the gravel.  This is Ok.  It won’t have a measurable effect on the performance of the drain.
DONT COVER THE GRAVEL IN THE FRENCH DRAIN WITH DIRT.  THE FRENCH DRAIN WON’T WORK IF THE TRENCH IS CLOGGED WITH DIRT.  DON’T EVEN INSTALL IT IF YOU ARE GOING TO COVER IT UP WITH DIRT.
DECORATIVE STONE CAN BE USED TO COVER A FRENCH DRAIN AND THEY LOOK GREAT AND LAST A LIFETIME.

French Drains Can Look Great!

Our Sprinkler Systems are Self-Draing.   The Sprinkler Pipes Drain underground when the Irrigation System is turned off.   Nothing needs to be done to prepare your Irrigation System for winter except turn it off.  There is no water left in the Sprinkler Pipes to Freeze.
CMG also installs and repairs Sprinkler Systems.  Since 1993 we have installed or repaired over 4000 Sprinkler Systems.

The title of this blog is,” Oklahoma Sprinkler Installation – Following Code.”

CMG Sprinklers and Drains has been part of the Central Oklahoma business community since 1993.  We started small in Norman Oklahoma.  In 20 years we have come a long way expanding out to service all of Central Oklahoma.  Our service area now includes a 75 mile radius from downtown Oklahoma City out in all directions.  In special situations, CMG has performed Sprinkler Repairs and Sprinkler Installations as far away as Tulsa, Lawton, and Ardmore.

With Sprinkler Repairs, 20 years of experience translates into savings for the customer.  Very little time is waisted trying to figure out the Sprinkler Problem, our how to fix it.  Expert Sprinkler Repair comes only with experience. CMG is one of the few Sprinkler Companies able to provide this level of expertise.

Sprinkler Head in action!

Sprinkler Head in action!

Following Sprinkler System Code is very important when installing a new Sprinkler System. Sprinkler Code consists of City requirements for Sprinkler System Installation.

In Central Oklahoma, Sprinkler Code varies from City to City.  Code for a Sprinkler System in Norman is not the same as what is required by code in Oklahoma City.  What is important, is that the Sprinkler Installation Contractor be familiar with the Code for the customers location and will take the time to install the Sprinkler System correctly following Sprinkler Code for that City.

Following Sprinkler Code for Sprinkler System Installation provides several benefits:

1.  The Home Owner receives a High-Quality Sprinkler System

2.  The Cities water supply is protected from contamination from pesticides and fertilizers

3.  The Home-Owner runs No Risk of being ticketed by the city for improper Sprinkler System Installation

4.  The Quality, Durability, and Functionality of the Sprinkler System is ensured.

CMG Sprinklers and Drains has worked long and hard to find out all the Details required for a new Sprinkler System to pass inspection. CMG is also in tune with code changes that occur from year to year. Sprinkler Code changes and requirements are common.

Many Sprinkler Systems in the past have been installed incorrectly by Sprinkler Companies that choose to cut corners or don’t know any better.  Also, many people who have relatives that think Sprinkler System Installation is ,”Easy,” and try to save the customer money by doing the Sprinkler Installation for them.  ( The Brother-In-Law Sprinkler System)  Their intentions are good, but many times the result is a total disaster.   CMG has been called in many times to put the pieces back together.

Sprinkler System Installation is very detailed and straightforward.  There are many steps that must be taken.  Each step itself is not complicated but might seem difficult for those who don’t have much experience with Sprinkler System Installation ATTENTION TO DETAIL  IS VERY IMPORTANT!  KNOWLEDGE FROM EXPERIENCE GIVES THE CUSTOMER A LAWN SPRINKLER SYSTEM THAT WILL LAST AND PERFORM.

Correct Back Flow Valve Installation is Central to Meeting Code
Correct Back Flow Valve Installation is Central to Meeting Code

Hidden Benefits of Sprinkler Systems Installed by CMG:

1.  Our Sprinkler Pipes are less likely to leak than most of our competitors. Sprinkler Pipes are under pressure for many reasons.  Tree roots push and pull on Sprinkler Pipes. Sprinkler Pipes are also stressed from the ground buckling from the heat during the summer months.  Earth Quakes also occur in Oklahoma.  CMG Glues PVC pipes together at the joints in such a way that the above mentioned problems rarely are a problem.  It is all about the type of PVC Glue and Primer that we use.  Experience tells us that all PVC Glue and Primer is not the same.  A fly-by-night sprinkler contractor or a weekend warrior would not know the difference.

2.  CMG Installed Sprinkler Systems follow code and will never cause the home owner to be ticketed by their city for improper installation.

3.  Our Sprinkler Systems are Self Draining.  This means that the Sprinkler Pipes Drain Automatically under ground.  During the cold winter months, the sprinklerpipes are empty.  They can’t freeze regardless of the temperature.

This concludes, “ Oklahoma Sprinkler Installation – Following Code.”

The title of this blog is, “Oklahoma City Sprinkler Repair.”

This week we put back together a Sprinkler System for a customer in Moore Oklahoma.   The original Sprinkler System was installed by a landscaping company that had gone out of business.  After looking at how the Sprinkler System was installed, I can see why they went out of business.  The customer had a friend who thought he knew how to fix Sprinkler Systems.  He only made it worse.

The home owner got 3 estimates from different Sprinkler Companies.  The most expensive quote was  $ 3000 for a completely new system.  CMG Diagnosed the Sprinkler Problems and determined that much of the existing Sprinkler System could be saved.  It needed many of the existing Sprinkler Heads moved.  Several Sprinkler Heads needed to be added to the system.  The Sprinkler Valves needed to be cut out and Reinstalled Correctly.  The Sprinkler Controller was brand new and did not need  to be replaced, but the Sprinkler Wire had to be re-spliced correctly.

CMG completed the job for $1000.  ($2000 less than The Highest Sprinkler Repair Bid)

Sprinkler System Installation in Oklahoma can be complicated.   There are many details that very important to ensure that a new Sprinkler System be durable and dependable for many years to come.  Attention to detail makes all the difference when installing a Sprinkler System.  Many times, So-Called, ” Fly By Night Sprinkler Companies,”  cut lots of corners to save money.  Low price should not be the determining factor for having a Sprinkler System installed.  A cheap Sprinkler System soon becomes very expensive if it has to be fixed all the time or won’t work at all.

Two things you should require on any Sprinkler System:

1.  Make shure PRIMER  is used along with PVC Glue when the Sprinkler Pipe is put together.  Primer helps the glue to bond to the PVC pipe.  This ensures that all the pressurized pipe connections won’t leak over time.  I have seen Sprinkler Systems that were no more than a year old that leaked everywhere.  Again some Sprinkler Contractors will cut corners with the Primer.

2.  Make shure the connection for the Sprinkler System at the water meter is done with a, “compression T.”  This ensures that no leaks will occur over time at this connection.  The Sprinkler Connection at the water meter is highly stressed every time the Sprinkler System is turned on.  A connection with Glue and Primer will not hold up to the stress over time.  This is why a Compression T must be used.  This is another area that some Sprinkler Contractors choose to cut corners.

The above two points are just a few of the details that need to be considered when installing a Lawn Sprinkler System.

For twenty years, CMG has been paying close attention to the important details necessary to ensuring the Installation of Sprinkler Systems that are dependable and will last.

My name is Blane Callen. I have owned and operated CMG Sprinklers and Drains since 1993.  I take great pride in my work.  The Letters “CMG” stand for the first letter of the first name of each of my children.  ( Chance, Melissa, Garrett )  = CMG

I have amassed a great deal of experience designing and installing Sprinkler SystemsRepairing Sprinkler Systems, and designing and installing Drainage SystemsIn the past 19 years, I have made mistakes, but I have learned from them.  As a result I get calls, from time to time,  from other Sprinkler and Drainage companies that have run into a problem that they can’t handle.  I am always glad to help.

I usually don’t take money up front for Sprinkler Installation, Sprinkler Repair, or Drain Installation.  I prefer that the customer pay me when the job is complete and they are happy with the work.  In a few cases on very large jobs I request a draw or outlay for parts.  The parts are delivered from my supplier to the address where the job is being done and equal the amount of the draw.  The parts stay on the premises until they are installed.

Please leave a comment at the bottom if you like.
