OKLAHOMA DRAINAGE AND SPRINKLER REPAIR, Provides Expert Sprinkler Repair for:  Sprinkler Valves, Sprinkler Heads, Sprinkler Controllers, and the most common problem, Sprinkler Pipes or Sprinkler Leaks.

Sprinkler Repair Service is provided for: Oklahoma City, Norman, Edmond, Yukon, Mustang, Moore, Midwest City, Blanchard, New Castle, and all surrounding areas.

Sprinkler Repair is also very popular this time of year.  Folks in Oklahoma are turning on their Sprinkler Systems and discovering problems. We  have been busy.  We fixed several leaks in a Sprinkler System in Edmond.  The Sprinkler pipes were leaking in several places.  Each leak had to be cut out and replaced.  The Sprinkler System was fairly new.  It was installed last summer by a Pool Company that also installs cheap sprinkler systems. All the joints in the sprinkler pipes were glued together with clear PVC Cement.  That part is OK, But they cut some corners and didn’t use PVC Primer with the glue.  As a result the joints didn’t bond very well and many of them blew apart this spring when the sprinkler systems was turned on.  (Thus all the leaks)  I suspect we will have to go back several times to fix additional leaks.  We can only warranty the PVC joints that we have replaced.   Cheaper isn’t always better.

Sprinkler Controller Trouble Shooting

Having Installed Several Thousand Sprinkler Systems over the past several years, here are the most common mistakes made by homeowners who are not comfortable with their Sprinkler Controller.

Most Sprinkler Controllers have a knob or a digital touch screen.  Either way, the basic functions are the same.

1.  Sometimes some brands of Sprinkler Controllers won’t work because the ” Time and Date,” have not been set correctly.  If you select time/date and the screen is blank with no time or date then you have a problem.

*******************************************************************************************************************************

2.  The most common reason that a Sprinkler Controller won’t work is because the breaker has been tripped for the electrical plug that the controller is plugged into.  People assume that because the LED screen on the controller has power that the controller is receiving power.  THIS IS NOT THE CASE!!!!!!!!!!!!!!!!  ALL CONTROLLERS HAVE BACKUP BATTERIES IN THEM TO MAINTAIN THE CONTROLLERS PROGRAMMING IF YOUR ELECTRICITY GOES OFF.  THE BREAKER CAN BE TRIPPED TO THE ELECTRICAL OUTLET AND THE DIGITAL DISPLAY WILL STILL RUN OFF THE BATTERY MAKING IT LOOK LIKE IT HAS POWER WHEN IT DOES NOT.

TEST YOUR OUTLET BY CHECKING YOUR BREAKERS OR PLUGGING SOMETHING INTO THE SOCKET SUCH AS A LIGHT OR A POWER TOOL.

********************************************************************************************************************************

Another very common mistake is that people confuse “Start Times,” with “Run Times” on the controller.

A Run Time is how long you program each Sprinkler Zone to run.

(Zone 1  5 minutes, Zone 2 8 minutes, Zone 3 25 minutes and so on.)  You program how long you want each Sprinkler Zone to run.

A Start Time is a time that you set on the controller to start zone one running.  All other zones automatically follow zone one in order lowest to highest.  Zone 2 knows to always follow zone 1 when it is done.  Zone 3 knows to follow Zone 2 and so on.  Let me repeat this.  Start Times are only for zone 1.  Again, a “Start Time,” is a time that you would like your Sprinkler System to come and run through all the zones.

Sprinkler Controllers have the ability to run more than one start time.  This is to allow your entire Sprinkler System to run more than once in a 24 hour period.  You can have a Start Time of 1 PM.  Zone 1 comes on and runs until its programmed time elapses.  Zone 2 automatically comes on next and runs.  Then zone 3 and so on.  You might have a 2nd Start Time several hours later to start and run your entire system again.  (2nd start time at 8 PM)  The Sprinkler System has had plenty of time to run through all the zones when it started at 1 PM.  At 8 PM the controller turns zone 1 on again and all the zones run their programmed amount of time.  THE MISTAKE PEOPLE MAKE IS THINKING THAT YOU MUST PROGRAM A START TIME FOR EACH ZONE. ( YOU CAN NOT PROGRAM A START TIME FOR ZONE 2,3,4 etc.)  This is also apparent by the fact that most Sprinkler Controllers have a limit of 4 start times but can run more zones than 4.  Most Sprinkler Controllers can run 10 zones or more.

What causes a big problem is a when person programs a Start Time at 1Pm.  Thinking incorrectly that they need to program a Start Time for zone 2.  They enter a second Start Time for 1:15pm, and a third start time for zone 3 at 1:30 PM.  So here is what happens.  Say each zone is programmed to run for 10 minutes each.(Run Time)  Zone 1 comes on and runs at 1 PM.  At 1:10 PM Zone 1 stops and zone 2 comes on.  At 1:15 PM the second start time kicks in and tries to turn on zone 1 again while zone 2 has only been running for five minutes and the other subsequent zones have not run at all.  This is called an “Overlapping Start Time.”  With an Overlapping Start Time, Different brands of controllers do different things.  They are all bad regardless.  Some will run zone one over and over and over causing a flood.  Others will not run at all.

Most people only use or need one Start Time.

********************************************************************************************************************************

The “Water Budget Feature,” found on most controllers can cause problems with your Sprinkler Run Times.  Water Budget is a quick way to quickly change all your Run Times for all your zones at once.  Example  —  Out of the box, your new Sprinkler Controller will be set to 100%.  If you program zone 1 to run 10 minutes and zone 2 to run 15 minutes then if your water budget is 100% then that is exactly what they will run.  If you change your water budget from 100% to 200% now zone 1 will run 20 minutes and zone 2 will run 30 minutes and any other zone’s run time will run double of what it was programmed at 100%.  This is a great feature until you accidentally change your water budget to 900% and don’t realize it.  (or 5%)

IF YOUR RUN TIMES ARE RUNNING MORE OR LESS THAN WHAT YOU PROGRAMMED THEM FOR THEN CHECK THE WATER BUDGET.

********************************************************************************************************************************

Some of the older digital Sprinkler Controllers have an “Enter” button.  Any programming you do must be followed by hitting the Enter Button.  If you don’t hit it then programming that you think you keyed in is lost.  This is why the newer controllers don’t have an Enter Button.

Drainage Systems are designed to protect your home or business from standing water.  Storm-Water Runoff can cause damage in many ways.  Water from your gutters can seep down into your home’s foundation if it has no good way to drain off.  If the temperature then drops below freezing, the water around your foundation can freeze and cause serious damage to the home’s foundation.  Foundation repair can cost more than a Drainage System.

Drainage Systems typically make use of , French Drains, Surface Drains, or Channel Drains.  Depending on the Drainage Problem, A Drainage System may utilize one or several types of Drains.  CMG might install, for example, A Surface Drain in the middle of a driveway that runs to a gutter that is connected into the drain pipe.  The Drain Pipe might continue to a French Drain running parallel to a homes foundation.  Next the drain pipe might continue to a channel drain cutting across a sidewalk.  The Drain pipe might then reach its exit point running out through a curb fitting installed and cemented through the curb.

A Surface Drain basically is a basin that has a grate on the top.  A drain pipe is connected to the basin below ground.  The water flows in through the grate and down into the basin.  The water then exits the Basin through the Drain Pipe and move toward the exit point of  the Drainage System.  Surface Drains are designed to handle water that accumulates in a low areas.   These areas should not be too large or broad, and the water that drains into a surface drain should not be moving very fast.  Surface Drains can become overwhelmed if they are placed in an area that must move a large volume of water, quickly.  Selecting the correct drain for the specific drainage problem is a benefit that CMG provides through twenty years of experience.

Just what is a “French Drain?”  Many times people incorrectly use the phrase, “French Drain,”  to apply to many different types of Drains that could be used in a Drainage System.  The term is widely used and many times incorrectly connected to “Surface Drains,” or “Channel Drains.”

A Surface Drain has a grate that sits on top of a basin.  The basin is underground.  A Drain Pipe is connected underground to an outlet on the Drain Basin.  Storm-Water Drains through the grate into the Drain Basin.  Once in the Drain Basin, water travels out of the basin through a Drain Pipe.  The Storm-Water continues downhill in an underground Drain Pipe to an exit point.

Drainage System Installation in Norman
Drainage System Installation in Norman

This week we completed a Sprinkler System installation in Norman.  Next we rebuilt a Sprinkler System that was torn up when the home owner installed a swimming pool.  This was in Oklahoma City.  Finally, CMG completed a Sprinkler System Installation in a Strip-Mall in Yukon.  Its been a long week and it looks like 2013 will be a very busy year.

CMG Sprinklers and Drains can help if you need to re-design your Sprinkler System.  If for example you are adding a swimming pool in your back yard, we can move the Sprinkler Heads and Sprinkler Pipesto fit the new dimensions of your yard.  We can redesign or add-on to sprinkler systems where the home owners needs change.

Our Sprinkler Systems are Self-Draining.   The Sprinkler Pipes Drain underground when the Irrigation System is turned off.   Nothing needs to be done to prepare your Irrigation System for winter except turn it off.  There is no water left in the Sprinkler Pipes to Freeze.

. CMG Sprinkler and Drain has expanded its service area to cover a hundred miles in all directions from Oklahoma City.( All of Central Oklahoma) Our Service area includes: Oklahoma City, Norman, Moore, Edmond, Midwest City, Del City, Yukon, Mustang, Newcastle, Blanchard, Purcell, and all surrounding areas.

Services provided by CMG carry a two-year warranty for parts and labor.  This includes Sprinkler System Installation, Sprinkler Repair, and all Drainage Systemsincluding French Drains, Surface Drains, and Channel Drains.

Hopefully 2012 wont be as hot as 2011.  Record heat for Central Oklahoma caused the death of trees, shrubs, and grass all over the state.  A new Lawn Irrigation System installed by CMG  can help solve these problems. Sprinkler Systems water much faster and more efficiently than dragging hoses around all day to water your yard.

Our most recent job was a Sprinkler Installation on Castle Rd in Edmond.  It was a small Sprinkler System with a Rain/Freeze Sensor.  The customer will never have to worry about the sprinkler system running when it is raining or too wet to water and no-one is home to turn the Sprinkler Systemoff.  I think no new Sprinkler System should be without a Rain/Freeze Sensor.  They definitely pay for themselves.

Many times a Drainage System must be installed in a home before it can be bought or sold.  Structural Engineers may require a French Drain or a Surface Drain to be installed to solve a Drainage Problem before a home can be sold.

CMG solves drainage problems that allow homes under contract to be sold.  We get calls all the time from frantic realtors who need a Drainage Systems installed in a hurry.   Many times we have installed a Drainage System before  a home could be sold on the scheduled closing date.

Drainage System Installation in Norman
Drainage System Installation in Norman

For the past few weeks CMG Sprinklers and Drains has been working in Norman.  We installed 3 Residential Lawn Sprinkler Systems in the same neighborhood on the east side.  Next week we are moving up to Centreal Oklahoma City for a large Sprinkler Repair.   A home owner had most of their Sprinkler System riped out of their back yard with a back-hoe while installing a new swimming pool.  CMG will put their Sprinkler System back together and will make adjustments for the new yard dimensions which will require different Sprinkler Heads in different places.  We term this type of Sprinkler System job as a, ” Pool – Sprinkler System Make-Over.”  It takes many years of experience to fix a Sprinkler System that is in a big pile in someone’s back yard.

Installing a Sprinkler Back-Flow Valve in the woods in East Norman

Installing a Sprinkler Back-Flow Valve in the woods in East Norman

Our Sprinkler Systems are Self-Draing.   The Sprinkler Pipes Drain underground when the Irrigation System is turned off.

Just what is a “French Drain?”  Many times people incorrectly

A French Drain can protect your foundation!

use the phrase, “French Drain,”  to apply to many different types of Drains that could be used in a Drainage System.  The term is widely used and many times incorrectly connected to “Surface Drains,” or “Channel Drains.”

A Surface Drainhas a grate that sits on top of a basin.  The basin is underground.  A Drain Pipe is connected underground to an outlet on the Drain Basin. Storm-Water Drainsthrough the grate into the Drain Basin.  Once in the Drain Basin, water travels out of the basin through a Drain Pipe.  The Storm-Water continues downhill in an underground Drain Pipe to an exit point.

THIS IS NOT A FRENCH DRAIN!

A Surface Drain may come in many different shapes or sizes.  The Drain Gratemay be round or square.  Here is a picture of a common Surface Drain.

A Channel Drain is a type of Surface Drain and many times is installed in concrete across sidewalks or driveways.

Channel Drain

A French Drain is completely different from a Surface Drain.  A basic French Drain consists of a Perforated Drain Pipe in the bottom of a trench.  The Drain Pipe should have a neoprene sock around the Perforated Drain Pipe.   This is to ensure that the Drain Pipe does not become clogged.

The dirt that was taken out to make the trench is hauled away.  It is replaced by some type of small stone or gravel depending on what is desired or available.  I prefer crushed 1 inch lime stone.  It is the most economical option in my area.  Pea Gravel or some other type of small stone can work just as well.    The lime-stone or gravel is placed in the trench on top of the perforated Drain Pipeand filled all the way to the surface (ground level).   In some cases where the French Drainneeds to be deep or is being placed in sandy soil, a special trench liner must be placed in the trench before the perforated Drain Pipe or the Gravel are installed.  This helps maintain the integrity of the trench over time.  It also increases the cost of the French Drain and the amount of time to install it.  I install a trench liner in a French Drain about 20% of the time.  Most of the time a liner in not needed.

French Drain March 2011
A French Drain is designed to handle a large volume of water and cover a large area. The Drain is anyplace the trench goes. It has many applications and can be used in many situations.  It can be installed by itself or incorporated into a Drainage Systemwith Surface Drains or Gutter Down-Spouts connected to it.
The main downfall of a French Drainis that they, for the most part aren’t very pretty.  They don’t look very nice in a yard once they are completed.
Depending on the area the French Drain is installed and the type of grass around the French Drain, will dictate whether grass grows over the lime stone.  Grass can grow up and through the gravel in the French Drainover time eventually covering the gravel.  This is Ok.  It won’t have a measurable effect on the performance of the drain.
DONT COVER THE GRAVEL IN THE FRENCH DRAINWITH DIRT.  THE FRENCH DRAIN WON’T WORK IF THE TRENCH IS CLOGGED WITH DIRT.  DON’T EVEN INSTALL IT IF YOU ARE GOING TO COVER IT UP WITH DIRT.
DECORATIVE STONE CAN BE USED TO COVER A FRENCH DRAIN AND THEY LOOK GREAT AND LAST A LIFETIME.

French Drains Can Look Great!

Sprinkler System Installation in Oklahoma can be complicated.   There are many details that very important to ensure that a new Sprinkler System be durable and dependable for many years to come.  Attention to detail makes all the difference when installing a Sprinkler System.  Many times, So-Called, ” Fly By Night Sprinkler Companies,”  cut lots of corners to save money.  Low price should not be the determining factor for having a Sprinkler System installed.  A cheap Sprinkler System soon becomes very expensive if it has to be fixed all the time or won’t work at all.

Two things you should require on any Sprinkler System:

1.  Make shure PRIMER  is used along with PVC Glue when the Sprinkler Pipe is put together.  Primer helps the glue to bond to the PVC pipe.  This ensures that all the pressurized pipe connections won’t leak over time.  I have seen Sprinkler Systems that were no more than a year old that leaked everywhere.  Again some Sprinkler Contractors will cut corners with the Primer.

2.  Make shure the connection for the Sprinkler System at the water meter is done with a, “compression T.”  This ensures that no leaks will occur over time at this connection.  The Sprinkler Connection at the water meter is highly stressed every time the Sprinkler System is turned on.  A connection with Glue and Primer will not hold up to the stress over time.  This is why a Compression T must be used.  This is another area that some Sprinkler Contractors choose to cut corners.

The above two points are just a few of the details that need to be considered when installing a Lawn Sprinkler System.

For twenty years, CMG has been paying close attention to the important details necessary to ensuring the Installation of Sprinkler Systems that are dependable and will last.

I usually don’t take money up front for Sprinkler Installation, Sprinkler Repair, or Drain Installation.  I prefer that the customer pay me when the job is complete and they are happy with the work.  In a few cases on very large jobs I request a draw or outlay for parts.  The parts are delivered from my supplier to the address where the job is being done and equal the amount of the draw.  The parts stay on the premises until they are installed.

The title of this blog is, “Sprinkler Repair in Oklahoma City, Norman, Edmond, Blanchard, Mustang, Moore.”

Today we got a call from a homeowner who had broken sprinkler pipes and a damaged Sprinkler Valve.  He hired a contractor to widen his driveway.  When the construction started, sprinkler pipes that ran along the driveway were broken and a Sprinkler Valve was completely ripped up.  Water was shooting everywhere.  They turned off the water at the meter and called us.  We came out and caped the broken sprinkler pipes and scheduled a time to come back out and put the Sprinkler System back together once the concrete work was complete.

Lawn Sprinkler Systems developed problems and need maintenance from time to time.  CMG can help with small sprinkler problems such as a broken sprinkler head or a sprinkler controller programming problem.  We also deal with larger sprinkler problems like redesigning sprinkler zones or replacing sprinkler valvesCMG also does sprinkler systems checkups to test your irrigation system for possible problems that you may not be aware of.

If you are tired of spending endless hours dragging hoses around your yard, consider a new Lawn Sprinkler System designed and installed by CMG Sprinklers and Drains.  We stand behind our Sprinkler Systems and Drainage Systems.  Referrals from satisfied customers are the most important part of our business.

My name is Blane Callen. I have owned and operated CMG Sprinklers and Drains since 1993.  I take great pride in my work.  The Letters “CMG” stand for the first letter of the first name of each of my children.  ( Chance, Melissa, Garrett )  = CMG

I have amassed a great deal of experience designing and installing Sprinkler SystemsRepairing Sprinkler Systems, and designing and installing Drainage SystemsIn the past 18 years, I have made mistakes, but I have learned from them.  As a result I get calls, from time to time,  from other Sprinkler and Drainage companies that have run into a problem that they can’t handle.  I am always glad to help.

Sprinkler Systems designed by CMG are SELF DRAINING.  When the Sprinkler System is not running, the Sprinkler Pipes drain underground.  This ensures that the Sprinkler Pipes will not freeze in the winter.   CMG Designed Sprinkler Systems are also fully automatic.  Your Sprinkler System can run on its own any time you want, day that you want, or as long as you want.  CMG can also install a Rain/Freeze Sensor that will turn off your Sprinkler System if it is too wet or too cold to water and you are not available to turn off the sprinkler system.  ( If your on Vacation for example)  The Rain/Freeze Sensorwill also turn the Sprinkler System back on again when it gets dry enough or warm enough to water again.  PRETTY COOL!

From time to time CMG Service Experts must work on a sprinkler system that we installed.  Usually it is for reasons beyond our control like, “lightning burning up a sprinkler controller” or,  “a customer running over a sprinkler head with their car.”

CMG designed sprinkler systems are fully automatic and self-draining.  When the sprinklers are not running, the system automatically drains the sprinkler pipesunder ground.  If it gets cold there is no water in the sprinkler pipes to freeze.
