Sprinkler Repair is also very popular this time of year.  Folks in Central Oklahoma are turning on their Sprinkler Systems and discovering problems.  CMG Sprinkler Repair Specialist have been busy.  We fixed several leaks in a Sprinkler System in Edmond.  The sprinkler pipes were leaking in several places.  Each leak had to be cut out and replaced.  The Sprinkler System was fairly new.  It was installed last summer by a Pool Company that also installs cheap sprinkler systems. All the joints in the sprinkler pipes were glued together with clear PVC Cement.  That part is OK, But they cut some corners and didn’t use PVC Primer with the glue.  As a result the joints didn’t bond very well and many of them blew apart this spring when the sprinkler systems was turned on.  (Thus all the leaks)  I suspect we will have to go back several times to fix additional leaks.  We can only warranty the PVC joints that we have replaced.   Cheaper isn’t always better.

Wow, we have a new twist on sprinkler repair.  Broken sprinkler pipes occur for all kinds of reasons.  Sprinkler Pipes break because:  1.  They freeze (usually due to poor installation)  2.  Cars or trucks drive up in yards and break them.  3.  They blow apart under pressure (usually because primer was not used when the pipes were glued together).

This year we have had a lot of calls to fix leaking or broken sprinkler pipes due to Earth Quake Damage.  I would expect that in California, but Oklahoma?  Since 1993 CMG has fixed sprinkler systems for all kinds of reasons.  Earthquake damage is something new.

Our most recent Sprinkler System Installation was in East Oklahoma City.  It was a Five Zone Sprinkler System.  The Sprinkler Heads were Rain Bird 5004s with Rainbird 4inch Popup Sprinkler Heads in the flower beds.  The Controller was a Hydro-Rain Sprinkler Controller with a Rain-Freeze Sensor attached.  The Sprinkler System Installation took two days.

CMG Sprinkler and Drain   — CMG has installed Lawn Sprinklers in Edmond and all of Central Oklahoma since 1993.  Typically we install Rain Bird Lawn Irrigation Systems but will install all other major brands at customers request.

Recently we installed a seven zone Rain Bird Sprinkler System near Penn and 172 nd  st.   We installed Rain Bird 5004 model Sprinkler Heads along with a Rain- Freeze Sensor.

The Lawn Irrigation System took two days to install.    More fun in the sun on a hot day.

Sprinkler System Installation in Oklahoma can be complicated.   There are many details that very important to ensure that a new Sprinkler System be durable and dependable for many years to come.  Attention to detail makes all the difference when installing a Sprinkler System.  Many times, So-Called, ” Fly By Night Sprinkler Companies,”  cut lots of corners to save money.  Low price should not be the determining factor for having a Sprinkler System installed.  A cheap Sprinkler System soon becomes very expensive if it has to be fixed all the time or won’t work at all.

Two things you should require on any Sprinkler System:

1.  Make shure PRIMER  is used along with PVC Glue when the Sprinkler Pipe is put together.  Primer helps the glue to bond to the PVC pipe.  This ensures that all the pressurized pipe connections won’t leak over time.  I have seen Sprinkler Systems that were no more than a year old that leaked everywhere.  Again some Sprinkler Contractors will cut corners with the Primer.

2.  Make shure the connection for the Sprinkler System at the water meter is done with a, “compression T.”  This ensures that no leaks will occur over time at this connection.  The Sprinkler Connection at the water meter is highly stressed every time the Sprinkler System is turned on.  A connection with Glue and Primer will not hold up to the stress over time.  This is why a Compression T must be used.  This is another area that some Sprinkler Contractors choose to cut corners.

The above two points are just a few of the details that need to be considered when installing a Lawn Sprinkler System.

French Drain Installation has been an area of focus for CMG for the past 21 years.  During that time we have installed over 2000 French Drains in the Oklahoma City area. A French Drain is one of several types of Drains that can make – up a Drainage System.   French Drains are intended to move large amounts of water away from a Problem Drainage Area.  Water may be standing in that area, flowing across the area on the surface, or flowing across the area below ground or “Sub Surface.”  A French Drain can remove Standing Water, Water Flow at ground level, or water flow below ground level. (Surface Drains can’t do this!)

Recently we installed a Double Six inch French Drain in Edmond.  A Double French Drain is simple.  Instead of installing one French Drain Pipe, You install two French Drain Pipes side by side in the same trench.  This is necessary when trying to divert a large volume of water that is moving fast down a steep incline or hill.  The Trench is wider and deeper than normal and can handle a huge volume of water.   A Double French Drain also may be considered when trying to protect a home or important building from potential flooding.  Many times the installation of two French Drains side by side is overkill.  It is done to ensure the customer has piece of mind and never has to worry about potential flooding.

A French Drain many is  used to move water away from or protect foundations.  A French Drain will move both Surface Water and Sub Surface water away from a buildings foundation to an Exit Point where the water can be released without doing damage.

Sprinkler Installation —  Typically Sprinkler Systems have two types of Sprinkler Heads.  You have Rotor Sprinkler Heads and Pop – Up Sprinkler Heads.

These two types of Sprinkler Heads should not be in the same Sprinkler Zone Together.  The reason is that they water at different rates.  The Pop-Up Sprinkler Head is a Continuous Spray Head.  It does not move or rotate.  It covers a small area and puts a lot of water down fast.  The Rotor Sprinkler Heads cover a much larger area and spray back and forth from left to right.  They take a greater amount of time to completely water their designed area.  If Pop-Ups and Rotor Sprinkler Heads are put in the same zone together and run at the same time, by the time the Rotor Sprinkler Heads are finished,  the area covered by the Pop-Up Sprinkler Heads will be Flooded.  This can kill whatever the Pop-Up Sprinkler Head is intended to water.

 

Many times ” Fly – By – Night Sprinkler Companies”  or, ” DIY Home owners who don’t know any better,” Put Rotor Sprinkler Heads and Pop-Up Sprinkler Heads in the same zone.

 

IT IS A BIG MISTAKE!

Too much of anything is never good, especially water.  Standing water can cause damage to sidewalks, driveways, and foundations.  Water can also seep into floor vents and under homes.  During a hard rain water can even run inside homes and business when Drainage is poor. French Drain is completely different from a Surface Drain.  A basic French Drain consists of a Perforated Drain Pipe in the bottom of a trench.  A  Trench Liner is sometimes used depending on the Drainage System Design and the type of soil.   The Drain Pipe should have a neoprene sock around the Perforated Drain Pipe.   This is to ensure that the Drain Pipe does not become clogged. A trench is dug that is slightly wider than the French Drain Pipe that is being used.  There are several sizes of French Drain Pipe.   Three Inch, Four Inch, and Six Inch are the most common sizes of French drain Pipe. The dirt that is taken out to make the trench is hauled away.  It is replaced by some type of small stone or gravel depending on what is desired or available.  I prefer crushed 1 inch lime stone.  It is the most economical option in my area.  Pea Gravel or some other type of small stone can work just as well.    The lime-stone or gravel is placed in the trench on top of the perforated Drain Pipe and filled all the way to the surface (ground level).   In some cases where the French Drain needs to be deep or is being placed in sandy soil, a special trench liner must be placed in the trench before the perforated Drain Pipe or the Gravel are installed.  This helps maintain the integrity of the trench over time.  It also increases the cost of the French Drain and the amount of time to install it.  I install a trench liner in a French Drain about 20% of the time.  Most of the time a liner in not needed.

A French Drain is designed to handle a large volume of water and cover a large area. The Drain is anyplace the trench goes. It has many applications and can be used in many situations.  It can be installed by itself or incorporated into a Drainage System with Surface Drains or Gutter Down-Spouts connected to it.
The main downfall of a French Drain is that they, for the most part aren’t very pretty.  They don’t look very nice in a yard once they are completed.
Depending on the area the French Drain is installed and the type of grass around the French Drain, will dictate whether grass grows over the lime stone.  Grass can grow up and through the gravel in the French Drain over time eventually covering the gravel.  This is OK.  It won’t have a measurable effect on the performance of the French Drain.  In some cases thick grass growing up through the French Drain will create a natural “Thatch” filter.  This makes the French Drain invisible.  The trick is to allow the grass to grow over the French Drain Gravel without covering it up with dirt.  Grasses such as Bermuda which grow well in the sun will put out runners and new roots and will grow up and through the French Drain.  This will not affect the performance of the French Drain.  The problem is that some times depending on the type of soil involved, it may take a long time to completely cover up the French Drain.  Sprinkling grass seed down in the gravel will speed up the process.
DON’T COVER THE GRAVEL IN THE FRENCH DRAIN WITH DIRT.  THE FRENCH DRAIN WON’T WORK IF THE TRENCH IS CLOGGED WITH DIRT.  DON’T EVEN INSTALL IT IF YOU ARE GOING TO COVER IT UP WITH DIRT.   
If you install a French Drain in a sunny area, you can:
                                         A.  Leave the  French Drain as-is and allow grass to grow over it in time.
                                         B.  Add grass seed directly to the French Drain gravel with (Light Hand Watering) to speed the growth process
                                         C.  Leave the French Drain as-is but decorate it with stepping stones and landscaping rocks ( leaving large cracks between stones to allow water to get into the French Drain,

                                        A.  Leave the French Drain as-is, it will work well and look as it did for many years.

If you own a sprinkler system or are considering installing one, you should consider a RAIN/FREEZE SENSOR.  A RAIN/FREEZE SENSOR turns off your sprinkler system when no one is available to turn it off.  For example: if you are on vacation, and it rains a lot while you’re away, your RAIN/FREEZE SENSOR will turn off the sprinkler system and turn it back on again when it is dry enough to irrigate again.  The RAIN/FREEZE SENSOR will also turn off the system it gets too cold.

CMG Sprinklers and Drains —  Recently due to very cold weather, many people with Sprinkler Systems in the Oklahoma City area had Sprinkler Pipes freeze and bust.  In Norman, we fixed broken Sprinkler Valves that had frozen because they had been installed incorrectly.  The Sprinkler System Company that installed them didn’t know what they were doing.  There was no Master Valve installed in the Sprinkler System.  As a result, The Sprinkler Pipe between the water meter and the Sprinkler Valves stayed pressurized all the time.  This is bad during a cold snap in Oklahoma.  If a Master Valve and In-Line Pipe Drains had been installed originally, there would be no broken pipes when it got too cold.    The Sprinkler Pipes would drain automatically.

CMG always installs a Master Sprinkler Valve on every new Sprinkler System that we install.  If you are thinking about having a Sprinkler System installed,  always ask if a “MASTER VALVE ” will be part of the Sprinkler System.  If the Sprinkler Company says “NO” then ask why.  Any answer to convince you that it isn’t necessary is pure BS.

If they don’t know what a Master Valve is, Then RUNNNNNNNNNNNNNNNNNN!

Sprinkler System Contractor in Oklahoma City —  CMG Sprinklers and Drains started 2014 with a Sprinkler System installation in South Oklahoma City.  The home owner had well water for the Sprinkler System.  The Well-Pump was a 1 and a half horse Well-Pump.  This size Pump is very good for Sprinkler Systems.  It is not too big and not too small.  CMG can install Sprinkler Systems with Pumps as small as 3/4 horse.   We also install Sprinkler Systems connected to any standard residential water meter up to two inch.

When connecting to the Well-Pump, we installed a Back-Flow Valve and a Master Valve.  The Back-Flow valve ensures that water can only flow from the Well to the Sprinkler System.  It can’t flow from the Sprinkler System to the well.  This ensures that the Well Water will stay safe and pure.

Next, we installed a Master Valve.   A Master Valve is always a “Must” for any Sprinkler System.  A Master Valve allows a Sprinkler System to:  1.  Drain Automatically Under Ground.  2.  Makes sure there are no pressurized Sprinkler Pipes EXCEPT WHEN THE SPRINKLER SYSTEM IS RUNNING.  3.  Provides a “Fail-Safe” for the customer if something goes wrong with the Sprinkler System.  If you have water shooting up in the air or have a leak of any kind all you do is turn the Sprinkler Controller to, “OFF”, and it will stop.  If it was installed by CMG, then you call us.  A Master Valve ensures that you will not have water running down the hill while you are waiting for service.  Also, THE WATER GOING TO YOUR HOUSE WILL NOT BE AFFECTED IF THERE IS A PROBLEM WITH YOUR SPRINKLER SYSTEM.  EVERYTHING INSIDE YOUR HOME WILL WORK PERFECTLY.  ( WASHER, DISHWASHER SINK, etc.)
